We stand behind our commitment to reduce your hassles. If, for any reason, you’re not completely satisfied in the first 60 days, you can terminate your agreement – no questions asked.

Just let us know in writing that you wish to terminate our services and we will refund all your management fees. No hassle, argument, or hard feelings.

Utility Program

Each month, Real Property Management Advantage will make sure your electric and gas accounts are active.

Our team will verify (on a quarterly basis) that your water/sewer bills are paid and up to date to help prevent balances from being sent to a tax authority.

Rented in 30 Days Guarantee

We understand how important turnaround is to you and your bottom line.

Once your property is ready to go and we don’t sign a lease for your property in 30 days or less (when following the recommendations of your Real Property Management Advantage team), you will not be charged a management fee for your first month.

Tenant Replacement Guarantee

We don’t want you to experience the stress of having a tenant walk away – leaving you with an empty property, no rent, and the expense of finding a new tenant.

If we place a tenant in your property and that tenant vacates your property in less than six months, we will place a new qualified tenant at no additional cost.

Discounted Leasing, Renewal & Evaluation

These services will be provided at a lower cost. See the Investor’s Handbook or ask your Real Property Management Advantage team for more details.

Eviction Protection Plan

For a tenant we placed, we will pay Eviction legal fees and court costs up to $1,000.00 in connection with actions up to and including issuance of a Writ of Possession by an applicable court of law.

Currently, we are enrolling our clients in Steady Shield from Steady Rent to protect them from eviction risk.

Base City Inspection Program

Real Property Management Advantage will manage and follow up on all city-landlord licensing requirements to the extent allowable by the given municipality – at no additional cost for municipalities not requiring a driver’s license or notarization from us.

Evaluation

Once a year, Real Property Management Advantage will request our handyman vendor to visit your property to inspect and create a comprehensive report.

This report will be stored on your Owner Portal and will typically include 100+ photos. Any found maintenance issues or potential issues will be flagged with a clear action plan to resolve.
